The market here
A thousand lets, and fewer every year
In November 2025 El Campello had 1,006 registered tourist homes, with 5,249 beds between them: about 3.75 % of all the dwellings in the municipality. That figure had fallen by 23.4 % in a year, as owners turned lets into long-term rentals or their own homes.
Since 1 July 2025 every short-term let in Spain also needs a number in the national register of short-term rentals before it can be advertised. Owners who stay in the market tend to be the ones who run their lets seriously, and that includes knowing who holds each key.
Whether a let is a flat in a block on Muchavista, a bungalow in a residencial or a villa in the northern urbanisations, there are usually at least two locks between the street and the bed: the communal one and the flat door. Each can strand a guest.

The tram links El Campello with the centre of Alicante, with four trams an hour since February 2025, and for guests who arrive on it the stop they get off at decides which gate they walk up to. Questions from people who run lets
A guest is locked out and I am abroad. Can you let them in?
Yes, with your authorisation. You confirm by phone or WhatsApp that the guest is booked in, and the guest shows the ID that matches the booking. The door is opened and you are told what was done.
A guest left with the keys. Do I need a new cylinder before the next check-in?
If the keys are coming back by post, perhaps not. If they are lost, or a key box code was shared widely, changing the cylinder between bookings is cheaper than worrying about it all season.
Can several of my flats have keys that also open the communal portal?
That depends on how the community’s portal is keyed, and it is the community’s decision, not the owner’s. The flat doors can be keyed alike between themselves, if you manage several.
The key box on the wall has seized after the winter.
Salt and grit get into the dial and the shackle. It is opened, and if it is past saving it is replaced with a box designed to sit outdoors near the sea.
Can you fit a lock that lets guests check themselves in?
On the flat door, usually yes: a smart lock or a key box suited to the door and to sea air. On a communal door or gate, nothing is fitted without the community agreeing, through the president or the administrador.
